Our Build Journey
With extensive experience in the South Australian building sector, we make sure every aspect of our clients’ homes is guided by qualified industry professionals. Throughout the entire build process, we welcome open communication and collaboration, ensuring we bring each client’s dream home to life.
1. Initial Consultation
During our initial consultation, we sit down together to exchange ideas and explore your vision for your home using your plans or ours. We take the time to understand what you want to achieve and what specific requirements will support the lifestyle you and your family enjoy.
Our team helps you to understand what’s possible on your block of land, identifying any considerations needed before construction can begin.
We explain the building process clearly and simply, turning technical details into information you understand.
A budget estimate can be given a few days after the meeting.
2. A Preliminary Works Agreement
A PWA is signed and is paid by you. A PWA lets you (the client) get all the essential pre-construction information and documentation completed before committing to the full build contract. It’s a standard part of the building process in South Australia and across Australia. If you decide to use Lifestyle Homes SA, this amount will be deducted from the overall price of the build.
3. Concepts and designs + budget alignment
Preliminaries begin. We review plans and designs together refining layout, size, materials and features to align budget and design. Floor plans and elevations are refined. Once the plans are complete and signed off you can begin selections through our suppliers. You choose fixtures, finishes and materials (kitchen, bathrooms, flooring, external finishes etc.).
4. Council planning and building approval
We can manage the approvals process or you can. This includes:
Planning consent
Building rules consent
Energy efficiency report
Encumbrance or estate design approval
Developer approval (if in a subdivision)
After planning approval is obtained, final pricing is prepared based on all drawings, engineering and selections. You receive a fixed-price HIA building contract (standard in SA). You review and sign the agreement with cooling-off rights.
Once all approved we can commence construction.
5. Construction begins
We officially take control of your site, and physical works commence. The build time is dependent on many factors. A time frame will be given in the contract.
6. Handover and moving in
You walk through the finished home with us. Any small items are listed and addressed. You receive keys, warranties and manuals. The maintenance period begins (usually 3 months). Your new Lifestyle Homes SA home is now ready to enjoy.
